Guides

The playbook for selling and buying direct.

Everything you need to sell for the best price and buy with confidence. No agent required, just clear guidance.

Twelve short guides that take a private seller from evidence-based pricing to a fast, professional campaign.

Price it with evidence
  • Start from comparable sales, not hope: what has actually sold near you, at what land size, in what condition.
  • Quote a guide range rather than one number: ranges match more buyers’ price filters, and the filters here search inside your range.

Show it properly
  • Advertise open times on the listing, or keep it by appointment and control who walks through.
  • Changed the times? The Notify interested buyers panel on your listing tells everyone who saved or enquired, and marking Under Offer or Sold announces itself.
  • Someone home with you at opens is always worth arranging.
Be findable everywhere
  • Every listing has a Copy link built for SMS, WhatsApp and Facebook, one tap, paste anywhere.
  • A simple For Sale board with your listing’s address on it turns your front fence into a channel.
Photos that sell
  • Shoot mid-morning: soft light, no harsh shadows, lights on inside.
  • Lead with the money shot. For acreage, that is almost always the drone or hilltop view.
  • Fewer, better photos beat many average ones: 3 on Basic, 10 on Plus, 20 on Premium.

Drone and aerial shots on any budget
  • A licensed local operator typically runs $250 to $450 for a rural shoot, worth it for the hero shot on acreage.
  • Mark the dams, sheds, bore, yards and access in your description so the aerial tells the story.

Reply quickly
  • Speed is a private seller’s biggest edge: every enquiry lands directly with you, not in an agent’s queue behind dozens of other listings, so answer the moment you can, ideally within the hour.
  • The buyer who hears back first stays warm. Book the inspection on the spot, answer the question straight, and keep the conversation moving; slow replies read as a seller who is not serious.
  • Turn on notifications so nothing waits overnight: Messages and enquiry alerts are in your notification settings, and the mobile site works from any phone.
  • If you will be unreachable for a few days, say so in the conversation rather than going quiet; buyers forgive a stated delay and abandon silence.
Get Found: Address, Pin and Sizes
  • Use the address search when it knows your street; for shops, units and brand-new streets, type the address yourself, there is a field for the unit, shop, level or lot, and it shows ahead of the street everywhere.
  • Always set your map pin. Confirm it when the search finds you, or drop it yourself; listings with a confirmed pin appear as price pins on the map view buyers browse.
  • Say what your size means: land for houses, farms and blocks, floor area for shops, factories, apartments and retirement units, the form defaults sensibly by property type and you can flip it.
  • Tick the features that apply, they match the buyer filters word for word, and keep the headline tight: 75 characters, lead with what buyers search for.
  • Your public profile sells too: verify your email and phone for the badges, and reviews from people you have dealt with build the record buyers check.
List Your Property
Your Side of Due Diligence
  • Buyers will check everything, so make checking easy: it is how private sales build trust fast.
  • Talk to your conveyancer or property solicitor first, before you list, and have the contract of sale and your state’s disclosure documents prepared correctly from the start. Some states require them before you can even market the property, and everywhere, buyers who can read the paperwork today make offers this week, not next month.
  • Declare what you know. Your listing declaration commits you to accurate details, and surprises found later cost sales and goodwill.
  • Consider commissioning your own building and pest report to hand to serious buyers; sellers who do remove the biggest hesitation.
  • Ask your conveyancer what disclosure your state requires of sellers, they prepare it as a matter of course, and having it ready is what separates a professional private sale from a slow one.
List Your Property
Get local help in one place
  • Conveyancers, photographers, drone operators, stagers, floorplan services and building and pest inspectors, searched around your property’s suburb on the Professionals page.
  • Every provider is engaged directly by you, with fees quoted up front, no referral cuts baked into your sale.
Find local professionals
Floorplans made easy
  • Use a real estate floor plan service, not a draftsman: they laser measure on site and deliver a marketing floorplan and site plan within about 48 hours, typically $150 to $280.
  • On a tight budget, apps like CubiCasa and Magicplan turn a slow phone walkthrough into a clean plan.

Write a headline that works
  • Formula: standout feature, then place, then the buyer’s win. “110 equestrian acres on Kilmore’s edge, three minutes from the train.”
  • First line of the description carries the deal: who this property suits and why now.
Know your state’s paperwork
  • Every state has its own pre-sale paperwork, vendor statements, disclosure documents, or a contract that must exist before marketing. Your conveyancer or property solicitor knows exactly which applies; engage them early and the paperwork is never the holdup.
  • Engage the conveyancer early, ideally before you list.
